They can also inform you on how to comply with any relevant EPC or other legislation – ensuring you avoid any potential problem area further down the line.

Buying Guide

It is critical to determine how much you can borrow based on your circumstances before beginning your search. We can advise you on where to look for the greatest mortgage options. We may also refer mortgage brokers that have worked with us in the past. We would always recommend that you obtain appropriate independent guidance.

You will need to hire a reputable solicitor or licenced conveyancer to handle all of the legal and administrative work required to complete your acquisition. Again, Prosperity may recommend a solicitor who has worked with us in the past.

Once you’ve decided on a home that meets your needs, you’ll need to submit a formal offer through a member of our sales team. Please keep in mind that they are legally prohibited from disclosing any previous bids or the price at which the vendor may accept.

After successfully negotiating a price with the vendor, Prosperity will issue a “memorandum of sale” outlining the terms of the transaction and the agreed-upon price. We will transmit this paperwork to the solicitors of all parties, and the legal procedure will commence.

Your lenders will then arrange for a valuation survey, and if the lender is satisfied with the valuation and comparable evidence, they will confirm matters in writing to you and your solicitor, and thus make their formal mortgage offer and authorise you and your solicitor to proceed with the purchase.

Completion is the day when the remainder of the purchase is handed to the vendor’s lawyers and normally occurs within 2-4 weeks following exchange. When the monies have cleared and the vendor has given you vacant possession, Prosperity will arrange for you to pick up the keys.
